Abstract
The City of Lodi, located in San Joaquin County, has experienced steady population growth over the past decade and is projected to increase by approximately 12% by 2030. In response to this growth, the Twin Arbors Sports Club plans to develop a vacant parcel into a project that enhances the surrounding area and supports the local community. The proposed 1880 S. Hutchins Street Apartments provide high-quality residential housing while also delivering additional parking to support the adjacent gym facility.
The project site encompasses approximately 14,000 ft². LCC&B Consulting provides engineering design services for a new ~2,220 ft² steel-framed building, including the foundation system, stormwater management, wet utilities, parking facilities, walkways, and site access. Due to an existing easement held by the City on a portion of the site, the design includes two alternative site layouts for the guest parking layout. The parking design incorporates covered spaces with the potential for solar panel integration.
The apartment building is three stories in height and includes eight residential units, consisting of six one-bedroom units and two ADA adaptable two-bedroom units. A California Environmental Quality Act (CEQA) analysis identifies and mitigates potential environmental impacts. Following completion of the preliminary design, an initial construction cost estimate is prepared for the site and structure. Key project constraints include easement ownership considerations, permitting requirements, and site-specific limitations. Overall, the project expands housing availability in Lodi while enhancing parking capacity for Twin Arbors, thereby supporting both community needs and client objectives.
