My Dear Brother:
I have at last bought a tract of [illegible] for you, or rather bargained for it, I shall make a contract in the morning and pay a small earnest down thren we will get (gat) up an abstract and I will have my attorney examine the title when if it is found all O.K. I will take deed in your name and give Deed of Trust back for the unpaid portion ($4000.) I having bought three (3) acres @ 2000.$ per acre, I shall have to sign your name (as agent).
Now you asked me to buy only 5000.$ worth for you but I could do better by talking for you 1/2 of a 6 acres lot, but in case you feel disappointed I will give you 1000.$ and so relive you of liability that much. the land is pretty and high and very near 17 acres that I own a share of and adjoining a small piece that I have a professional interest in. I shall spend some money with the news papers and we are now opening Prospect [illegible] to go fast and this land lies near it so will get

Some of the benefit, I shall [illegible] about 300.$ to [illegible] that part of town this spring and to have no doubt that we will sell very soon. If you had told me to gamble for the largest possible gain I should have bought options on business property but I did not dare to. Some lots (50 feet front) on Walnut St here sold up from 85$ to 300.$ for front foot within 5 months [illegible] have made from 2000. to two thousand in a week on $3 [stricken word] to 5000.$ margins. I waited all thru Feby for David to send his money to put with yours but he did not send it so I will do all I can as it is. I am sorry I did not have money on hand of my own or I would have joined in with you but I have done the next best I have got controll of a firm adjuoining. We are going to start a Nat'l Bank with at least 500,000$ capital this Spring do you want to take 5000 or 10,000.$ of stock in it? it will pay from 10 to 20 %. It is my friends and they are all O.K. and they now have a system of small banks in Kanses and the Kansas City Safe Deposit and Savings Bank here. Love to your family and Annie.
