I'm glad you like the trade, I made. I don't see how we can advantageously change it so as to avoid the $3000.00 note, for both the Berkeley property & S.F. lots are valued highly by Wanda & if you got either you would have to pay too much cash. I think we better let it go as it is & make changes later if necessary after circumstances develop. Im getting quite strong & hope to get into Yosemite after the heavy snow melts. Was in Martinez today, my first post Grippe ride. Wanda and all the Hanna tribe are quite well. Remember me [in margin: to all the Van dykes. Ever your loving father J.M.]
