If this should not suit you we will give you a mortgage on this section & another seciont (25) both are (RR Sect.) section 36- is school land & we have 18 years to pay it in at 6 per cent int.Land is held here at from 6 1/2 to 10 & 12 per acre. Walter Brown has [stricken word] two sections that Join on the corners he asked 8 per acre no improvements I do not consider either one of [stricken word] his as good by $2.00 per acre as good as the one as I have offered you according to the advantages it has. The amt that will have to be paid on the whole[3] 01323will be about $2500.00 If you can open that amt for 5 years I would like it very much. If you cant spare it for that long I will try & get some land. Co. to let me have it when you want it. [stricken word] or sell you a part of it any way to suit.I cant tell how I stand with [Durant?] here as my acct are all in a book at home. I have put on the place improvements about 2500 or 3000 dollars & when the place is sold it will be sold with the improvements or the improve ments will sell the place as it is called a deserable place for a ranch & will be valuble in the near future. it is con sidered the best horse ranch in the state for size of it.I wish you could see it you would think so your self. & be[4}P.S.The land is all in Sarah name at present.01323
